1. When does the construction start?
Construction of the first phase of 28 terraced houses has now commenced, as of April 2007. The first sub-phase of seven terraced houses (nos. 1 - 7) is now complete. Please contact us at Edwards Estates to arrange a viewing.

2. Has the building license been issued by the local town hall and are all permissions and documentation in place in order for construction to commence?
Yes, licenses for the first phase were issued in 2007 and all necessary documentation is available for any client, or his/her lawyer, to view.

3. Is finance provided in order to purchase in Hoya de La Mora?
Yes, finance is provided by the La Caixa Bank in Salobreña (Granada). A mortgage of up to 80% of the purchase price is available for both residents and non-residents. (See prices and payment plans for Phase One or Phase Two.)

5. How many houses will there be in the urbanisation?
The urbanisation comprises various phases of terraced and detached houses. The first phase will have 28 Terraced houses, the second with 27 Detached houses and so on… The entire development will have approximately 220 houses.

6. Will there be any apartment buildings?
No, only houses.

7. Is it a closed urbanization?
The development is entirely private with initially one entrance and exit point from the village. However, the local town hall has just proposed a new ring road around the development providing easy access to the village of Velez de Benaudalla. (March 2009).

8. Where are the swimming pools?
The green zone with pool, bar & restaurant is located in the north east corner of the development behind phase two.

9. How long will construction take?
The first phase is expected to take around 18 months to complete. All infrastructure, i.e. roads, pavements, lighting, drainage, etc., of the first two phases is now complete. Latter phases will be constructed and completed in the same way.

10. In what direction do the houses face?
Most houses in general face south although some of the latter phases will face south-west.

11. Where is the front porch?
The front porch (entrance front door) faces north with access from the street within the urbanisation whilst the main terrace from the lounge faces south.

12. Where is the garage entrance?
The garage entrance in the first phase is from a separate tarmaced road in front (south) of the houses and beneath the terraces, which is now complete for the first seven houses of this phase. Access is gained to the rest of house via its internal staircase.

13. What are the guarantees if purchasing off plan?
All payments have bank guarantees provided by La Caixa bank who are also responsable for the mortgages. All properties have 10 year building guarantee.

14. How long after first phase until a pool is built?
The communal swimming pool will be completed to coincide with the completion of the first phase of houses. As of summer 2009, the infrastructure work is now complete. The detached houses will have the option of their own private pool and as there is a higher percentage of this type of house within the urbanisation the general communal pool will not get that crowded.

15. Where are the communal gardens and can children play on them?
There will be extensive gardens around the pool area and naturally for children's use. However, all ongoing regulations once the complex is completed will be governed by the residents association, not the builder.

16. Is the air conditioning/heating installed?
All ducting and pre-installation is included throughout the terraced houses but not the heating/cooling units. In the case of the detached villas full air conditioning and heating as well as solar water heating is fully included within the purchase price.

17. Is the kitchen equipped?
Yes, kitchens are fully furnished in both the terraced and detached houses.

18. Are windows double glazed?
Yes.

19. At what point(s) can we inspect the build?
As houses are now finished in the first phase, viewing can be arranged immediately.

20. What are the community fees?
Community fees will be either very low or even, non existent. For owners of the terraced houses, with use of the communal gardens and swimming pool, there will be a community charge levied. This cannot be calculated until a much later date but is expected to be quite low per household. As owners of the detached villas have the option to build their own swimming pool, it is not expected that these owners will need to use the community pool. As all roads, street lighting and general maintenance of the urbanisation will be carried out by the local town council, there will in effect not be any community charge for detached property owners. Both owners of terraced and detached houses will pay their annual I.B.I. council tax in the normal way to cover these expenses.

21. Can I put up a Satellite Dish?

22. When is the motorway that passes close to the village of Vélez de Benaudalla expected to be finished?
The last section of the Granada - Motril motorway, i.e. the remaining 9 kms. to Motril, is now completed. There are two access points from the motorway, both north and south of the village.

Yes, there are now two entry and exit points from the motorway, both north and south of Vélez de Benaudalla.
